Benefits of Building Taller

The INA and the neighboring communities of Queen Anne and Magnolia strongly
support the many benefits that greater building heights will bring to this urban
transit-oriented district (TOD). The Interbay neighborhood is already
designated in the Comprehensive Plan for City Districts as a location where higher
density and buildings up to 125 ft. are encouraged.

 

Zoning at 125 ft. allows a variety of building heights and a diversity of uses at Interbay which enables the creation of public benefits. The ability to build a range of sizes and heights in the commercial zone enables the highest quality design, construction and materials, all of which allow maximum adaptability at all levels. This is why the INA is promoting a diverse neighborhood plan that increases sustainability and public benefits by allowing flexibility.

According to Seattle’s Climate Action Plan, higher intensity zoning and taller buildings lead to the creation of compact, green urban neighborhoods: “Increased urban density is one of the most effective strategies to increase energy efficiency…”
